This 954-acre decommissioned military base just south of Panama City is now a role model for sustainable mixed-use development. Set amidst lush rolling green hills and crisscrossed by seasonal streams, the design of this dynamic development takes its cues from it natural setting. Natural drainage patterns and topography shape the streets and neighborhoods, and views of the landscape are highlighted. Once completed, the central districts of the project will have 15,000 dwelling units, 350,000 SM of commercial/retail uses, and almost 400,000 SM of parks and open space.

The daily life of this living, working destination revolves around its retail mixed-use and employment center; its varied, attractive residential areas; and its system of neighborhoods connected to trails, paths and recreation. The road system, handling regional access while favoring an independent network of landscaped streets, will link every resident and visitor or employee with signature parks, greenways and the forest edges within a few minutes walk.
