The site next to Cambridge railway station lay dormant and neglected for years. But as the gateway to a historic university city and with close proximity to a prosperous local community, the potential was huge.
The CB1 Masterplan has transformed this once unwelcoming area of the city. Today, a vibrant new commercial and residential community stands in its place.
Located at its heart is One Station Square, a modern mixed-use building combing office space with cafes and retail units. The award-winning architecture has raised the bar for contemporary office design in the area, attracting world-renowned businesses like Amazon and Deloitte. Our design also adds public realm improvements, with a new public park and an enhanced public transport interchange.
One Station Square has unlocked CB1’s significant potential, ensuring the development adds both commercial and social value to businesses and the community for years to come.
Our design has set a new quality benchmark for commercial developments locally, helping revitalise a once rundown area, and adding improved public space and better public transport options. The scheme has contributed for improvements to the train station, while financial contributions have also been made to roads, primary and secondary education, children’s play facilities, and lifelong learning.
The scheme delivers well-needed office accommodation in this highly connected part of Cambridge, supporting businesses boosting employment opportunities in the city.
The building incorporates high-performance façades featuring external vertical and horizontal shading, which has been optimised to reduce the demand for cooling in summer and to maximise natural daylight. The energy efficiency has been a key driver for the project. The design successfully minimises energy demand and CO2 emissions and has achieved “BREEAM Excellent” status.
