This project represents the comprehensive revitalization of a city block in Seattle’s business core adjacent to the Central Library. Early conceptual studies suggested that a slender residential tower presented the highest and best use of the site by offering a vital mixed-use program in an urban core while maximizing market value of the development potential.
Additionally, the program called for refurbishment of the existing 40-story Bank of California office tower and design of a public green space. The project is one of the first in the country to be designed to LEED Gold standards for an entire block. The plan of the residential tower optimizes resident privacy and views by limiting each of the 24 floors to a maximum of six units. The project continues to be a case study for forward thinking urban re-development in downtown Seattle and has received various awards.
