The Chiva New Town project is located on approximately 1,800 hectares (4,500 acres) of agricultural land 30 kilometers west of Valencia, Spain. The site is strategically positioned adjacent to the intersection of two of the country’s major highways and a high-speed rail line. We developed a visionary master plan that could serve as a model for urban development for centuries to come. A dense retail-focused town center, visible from the highways, is connected to residential areas by a lively mixed-use spine. The civic, commercial and residential uses essential for an active, viable community are distributed throughout the city.

The signature of the new town is a central ‘green lung’ of approximately 1,000 hectares, made up of a large program-rich central park, two 18-hole golf courses and other smaller active/passive recreational parks and green spaces. These parks provide the amenities of the modern city while honoring its agricultural history of ancient orange groves. Setting off these parks, two large natural greenbelts divide the city into six distinct districts. Each district is designed with its own identity and contains four to six different neighborhoods. Civic and community centers provide a heart for each neighborhood. Upon completion (estimated for 2030), Chiva will house an anticipated 165,000 residents, equivalent to the fifth largest city in Spain.
