The City Hall Annex is located on Meridian Avenue and 18th street, completing the Civic Center Campus as an annex to the existing Miami Beach City Hall, to which it is connected by means of a pedestrian bridge. It acts as a north gateway to the historic Art Deco district, servicing not only the City offices, but the Lincoln Road Mall business center as well.

The structure accommodates a 7-level Parking garage with a capacity of 654 parking spaces and a 5-story office component with 38,500 SF of Gross Floor Area. A decorative screening envelops the parking structure, while the office component fronting Meridian Avenue features a glazed curtain wall. The scope of the project includes the creation of a pedestrian plaza and pocket park in the south edge of the project, as well as the enhancement of the Meridian Avenue streetscape between 17th and 19th streets. The construction budget for the building and the streetscape improvements is $23.5 million.
