This Special Economic Zone (SEZ), located on the eastern outskirts of Dehli, India, is a 100-acre site designated for development of a mixed-use township. Our design, structured around a pedestrian-friendly spine, creates a vital, sustainable and integrated township with 8 million gross square feet of office, retail and residential uses. The master plan provides an incremental and flexible development phasing strategy that responds to a range of different tenant requirements. Much of the public realm is created in the first phase to establish value for prospective tenants and enable them to visualize their future building in relation to the framework of open space.

The master plan also lays out a strategy for how, after the SEZ status expires, the township can become reintegrated into the surrounding areas and enhance its connections to the community. This integrateable model offers flexibility of use and access and ultimately creates a healthier value for the buildings, site and neighborhood.
