Retained by BioMed Realty, the building landlord, Perkins+Will was tasked with designing and branding the building’s atrium for use by a future anchor tenant. The project team stepped up to the challenge and helped Biomed Realty secure Shire (formerly Baxalta) as a tenant to occupy over 206,000 square feet on the first, third, fourth, fifth and sixth floors.
Shire's vision consisted of a “white box” Bauhaus-style environment that would be a simple, elegant backdrop to its brand focus: their patients. The open environment consists not of closed private offices, but rather guest rooms that may be scheduled as needed. This abundance of conference/meeting rooms, collaboration areas, and cafés allows for flexibility in the workplace, following the “we-me-us” construct for work-related tasks: employees can utilize space for individual heads down work, small group meetings of two to four people, or larger group conferences.
The organization of the space-planning emphasizes transparency throughout, using a variety of floor-to-ceiling glass that allows natural light from both the atrium and exterior to penetrate the entire floor plate. The first floor reception space acts as a customer experience center for visitors and guests and provides hospitality and leading edge gathering areas, as well as hoteling stations. The atrium is now activated with a full bar, food service, and lounges for both tenants and the general public to use.
