Santa Catarina’s industrial zone, once filled with factories, is planned to undergo a significant transformation. Collaborating closely with the Municipality’s Urban Development Plan, our vision is clear: to redefine these spaces as vibrant mixed-use hubs, breathing fresh life into the community. With 50 acres of land and strategic proximity to Boulevard Diaz Ordaz, the potential for urban evolution is immense.

Gran Poniente isn’t just a project; it’s a catalyst for change, a testament to the power of design to shape the future of Santa Catarina. Through thoughtful design, we aim to seamlessly blend residential, commercial, and recreational spaces, fostering a sense of belonging and inclusivity.

The Master Plan begins its conceptualization by observing the social segregation caused by more than 20 years of unchecked industrial development and a series of physical barriers, such as the highway and railway. Gran Poniente seeks to reinforce North-South connectivity through an open space system that integrates all three sites and enriches the municipality's public realm.
A network of open spaces is crafted to prioritize pedestrian experience in a city historically dominated by vehicle traffic.
This Master Plan is breathing new life into public spaces and showing how cities in Latin America can become more sustainable. By transforming old industrial areas into mixed-use spaces, it's not just improving the public environment—it's setting a standard. Through the lens of adaptive reuse, we are also planning to recover and adapt several of the old industrial buildings on site.

Unify.

Residential zones in Santa Catarina are currently fragmented by industrial areas. Gran Poniente seeks to bridge these divides by creating connectivity through public spaces that mend these gaps and foster permeable urban environments.

Integrate.

To cultivate a lively, inclusive urban atmosphere, District Santa will integrate a thoughtfully balanced mix of residential, commercial, and public spaces. This diverse blend will transform the project into a bustling hub where residents, visitors, and commuters converge.
