Humanizing Density with Space to Breathe

Union on 24th, the latest apartment tower adjacent to The University of Texas at Austin, brings a new standard of living to the city’s young professional housing market. Prioritizing universal access to daylight, the 552-unit tower offers 86,000 square feet of amenities to upwards of 1,400 residents each year. Completed during the pandemic, the final design was influenced by a sense of resilience, health, and wellness. Working with real estate developer Greystar, our Austin studio designed the tower to maximize connectivity between young professionals, students, and their community while prioritizing wellness and “space to breathe.” Catering to a new generation’s desire for high-quality, healthy living environments, Union on 24th fosters individuality and is programmatically versatile, allowing it to adapt to the changing needs of generations to come.

An Iconic Facade

Inspiration for the building’s visually compelling façade sprang from a central decision to ensure that each room incorporates a sizable window to increase access to natural light. From there, our team developed a distinct fenestration patterning of metal panels, establishing a herringbone gradient that stretches across the facade, moving with the light.

Health, Wellbeing, and Connection

In addition to extensive indoor amenities, Union on 24th expands health and wellness offerings to its residents through peaceful mornings in the skygarden, sunny days of relaxation and rehydration in the rooftop pool, and outdoor fun on a 6th floor terrace and covered amenity deck featuring grills, televisions, yard games, and rocking chairs.

The Interior Vision

Upending a typical student housing model that prioritizes density, our design employs “space to breathe” as an overarching philosophy behind all design decisions. Throughout every floor, strategic elements enforce a sense of balance and connection to place through a biophilic lens. Our emphasis on living design is evident in the interiors, where a rich material palette of wood, stone, terracotta, cork, and wool evokes a sense of authenticity.

Drawing formal inspiration again from the letters of “U,” “N,” and “O,” the design team developed organic shapes for the furniture, millwork, lighting, and doorways throughout the tower.

Affordable Housing

With 20% affordable housing units and a holistic focus on health and wellbeing, Union on 24th represents a commitment to its community and to the generations of students and young professionals that it will serve in the years to come. The multi-sensory environment provides all the comforts of home to a diverse and ever-changing population.
